The location

River Tower Apartments is at 111 E. Seventh St., along the Big Sioux River in the heart of downtown Sioux Falls.

“River Tower is a hidden gem in downtown. We have a beautiful backyard next to the river and the Arc of Dreams,” property manager Glenna Krebs said.

“The bike trail is right across the river. Levitt is a three- to five-minute walk; Falls Park proper is a 10-minute walk. We’re located half a block off of Phillips Avenue, which gives easy access to downtown events, shopping and restaurants on both the east and west banks of the river.”

River Tower Apartments offers studio and one-bedroom apartments, with several available options.

“Almost all of our apartments offer amazing views of downtown or the river. For those who enjoy cooking, all of our apartments offer gas stoves,” Krebs said.

“Plus, our rent includes heat, water, sewer, garbage and electricity. Residents do not have to worry about budgeting additional utility expenses beyond their rent.”

River Tower is open to all residents and does not require income qualifications.

Residents at River Tower enjoy a community room, fitness center, Starbucks coffee and easy access to Falls Park and the broader downtown food and beverage scene.

“We also offer a community patio with grill and fire table, and a limited number of raised garden beds for our residents who enjoy gardening,” Krebs said.
